Caulk window and door joints
Apply Loxon S1 masonry sealant to all exterior window and door joints.

Prep
Protect all windows, doors, soffit/fascia, floors, and any other non-paintable surface from overspray.

Prime
Prime new stucco with 1 coat Loxon Masonry primer.

Paint
Apply 2 finish coats of Duration Exterior to all exterior wall and ceiling surfaces.
Materials used
Sherwin Williams Loxon S1 Masonry Sealant
To seal joints between window/door frames and block/stucco.
Sherwin Williams ConFlex
Elastomeric and waterproof primer to bridge hairline cracks and create uniform substrate for finish coats.
Sherwin Williams Duration Exterior (satin finish)
Premium, UV and mildew resistant exterior paint; colors for upper level and lower level TBD.
SuperDeck Exterior Waterborne Clear Sealer
To protect cedar shingle siding.
Project notes
Coating system
This is a 3 coat system for new construction consisting of 1 coat premium masonry primer and 2 coats premium exterior paint. This is standard best practice to ensure proper coverage, durability, and a consistent finish. Future repaints will usually require only one coat of finish paint (provided proper prep and application techniques are used and premium exterior paint, such as Sherwin Williams Duration, is selected).
Window and door joints
All door and window joints will be caulked before painting to prevent water damage.
Expected performance
This exterior coating system is designed to provide long-term protection with an expected lifespan of 8-12 years, depending on sun exposure, weather conditions, and maintenance.
